Tellapur costs about 19% less than Kokapet. Square Yards puts the Tellapur apartment average at about ₹9,750 per sq ft and Kokapet at about ₹12,000, as of June 2026. Kokapet wins on the commute: it sits next to the Financial District. Tellapur wins on entry price and large gated townships. Pick Kokapet for a short office drive, Tellapur for more space per rupee.
Kokapet vs Tellapur at a glance
Both areas sit in west Hyderabad, but in different districts. Kokapet is in Rangareddy district. Tellapur is further north-west, in Sangareddy district, past Nallagandla.
| Factor | Kokapet | Tellapur |
|---|---|---|
| Average apartment price (Square Yards, June 2026) | ≈ ₹12,000 per sq ft | ≈ ₹9,750 per sq ft |
| Recent move (Square Yards) | +0.63% | −6.54% on the last quarter |
| District | Rangareddy | Sangareddy |
| Office hub next door | Financial District | Reaches it via Nallagandla and Gachibowli |
| Typical stock | 40+ floor towers, 3–5 BHK | Large gated townships, 2–4 BHK |
| Land story | HMDA Neopolis auctions, ₹151.25 Cr per acre record (Nov 2025) | Larger private parcels, lower land cost |
| Civic status | Gandipet mandal | Named in the Nov 2025 GHMC merger list |
Figures are portal averages. A single project can sit far above or below them. Use them to judge a quote, not to set a price. If a Tellapur builder asks ₹11,000 per sq ft, you are paying near Kokapet rates without the Kokapet commute. Ask what justifies the extra.
Price: the 19% gap in rupees
The gap is about ₹2,250 per sq ft. On a 2,000 sq ft home, that is about ₹45 lakh. On a 3,000 sq ft home, it is about ₹67.5 lakh. For many families, that sum is a car, a school fee plan or a loan cut by several years.
Why is Kokapet dearer? The land costs far more. On 28 November 2025, a Neopolis plot sold for ₹151.25 Cr per acre, a Hyderabad record, per Deccan Chronicle. Builders pass that cost on. Tellapur land comes cheaper, so its homes do too.
Tellapur’s average also slipped 6.54% in the last quarter to June 2026, per Square Yards. Kokapet’s rose 0.63% in the same data. One quarter does not make a trend. But it tells you Tellapur buyers have room to bargain right now.
The per sq ft rate is only half the story. Check what the rate buys. In a Kokapet tower, the rate often covers a smaller plot share per home, since more homes stack on each acre. In a Tellapur township, the rate often covers a larger share of land and open space. Also check the carpet area. Two homes of 2,000 sq ft saleable can differ by 200 sq ft or more in usable space. Ask every builder for the carpet area in writing, as RERA requires. Our Kokapet real estate 2026 guide tracks how new Kokapet launches price.
Where does Sri Aditya Vantage fit? Housiey reports it at about ₹13,400 per sq ft saleable, all-inclusive, as of September 2026. That is above both averages. Vantage sells only 4 and 5 BHK homes of 6,546 to 13,054 sq ft, so it plays in a different band. See the reported price and our Aditya Vantage price guide.
Commute: Kokapet’s biggest edge
For a Financial District job, Kokapet is hard to beat. The Vantage brochure lists these drive times from Manchirevula, next to Kokapet:
| Destination | Brochure drive time from Vantage |
|---|---|
| Financial District | 3 min |
| ORR | 5 min |
| Gachibowli IT hub | 7 min |
| Wipro Circle | 7 min |
| Nallagandla | 10 min |
| Raidurgam Metro | 12 min |
| HITEC City | 20 min |
| RGI Airport | 30 min |
Nallagandla is on the way to Tellapur. So a Tellapur home adds that leg, plus the Nallagandla–Gachibowli stretch, to most office drives. The brochure has no Tellapur times, and we do not guess them. Test the drive at 9 am on a weekday with a map app.
Time adds up. Say the Tellapur leg adds 20 minutes each way at peak. Over 220 office days a year, that is about 147 hours in the car. That is more than 6 full days. Put your own number into that sum before you weigh the ₹2,250 per sq ft saving.
Work-from-home changes the maths. If you go to the office 2 days a week, the extra drive matters far less. Then Tellapur’s lower price and bigger campus may win. If both partners work in the Financial District, Kokapet saves two commutes, not one.
For HITEC City and Madhapur jobs, the gap narrows. Both areas pass through Gachibowli to get there. Our Kokapet commute guide covers peak-hour times in detail. The full map sits in the location section.
Schools and daily life
Both areas have strong school choices. Tellapur has its own schools inside or near the big townships. Kokapet and Manchirevula lean on the Gachibowli school belt.
From Vantage, the brochure lists Rockwell International and Kairos at 3 minutes. Delhi Public School and Oakridge sit at 6 minutes. Phoenix Greens is 10 minutes, and Chirec is 15. Our schools near Kokapet guide covers each school and its board.
Hospital drives from Vantage are short. The brochure lists CARE at 10 minutes, Continental and Sunshine at 12, and AIG at 15. Malls follow the same pattern, with AMB at 10 and Inorbit at 12.
Tellapur’s townships make up for distance with shops, clinics and clubs inside the gate. That suits families who want most daily needs on foot.
Vantage takes a similar approach inside a smaller site. The brochure lists a 1,00,000 sq ft clubhouse with a convenience store, a cafeteria, a spa and a co-working space. It also lists concierge, laundry and car spa services. See the full amenities list.
Density: townships vs towers
Tellapur grew through large gated townships. Many hold thousands of homes on one campus. That brings big clubhouses and busy parks. It also brings crowded lifts, queues at the gate and heavy traffic at school time.
Kokapet grew through tall towers on costly Neopolis plots. Fewer acres per project, but more floors. Some towers pass 40 floors.
Ask any builder in either area two numbers: total homes and total acres. Divide the first by the second. Vantage, for example, holds 329 homes on about 10 acres, or about 33 homes per acre. It also lists 80% open space and a 3.26-acre green buffer on the Musi. Compare that with any Tellapur township on your list.
Density also shapes the club. A 1,00,000 sq ft clubhouse shared by 329 homes gives each home about 300 sq ft of club space. Run the same sum for each project you visit. A big club shared by 3,000 homes can feel smaller than a modest one shared by 300.
Rent, resale and the risks on each side
Rent follows jobs. Kokapet sits beside the Financial District, so tenants from IT firms there can walk or drive in minutes. Tellapur draws tenants too, but many of them trade a longer drive for a lower rent. Neither area offers a fixed return. Ask a local agent for signed rent deals from the last 6 months, not asking rents.
Each side carries its own risks:
- Kokapet has many 40-floor towers rising at the same time. That means dust and trucks for years, and many homes reaching resale in one short window.
- Tellapur has large townships that finish in phases. A buyer in phase 1 may live next to building work for several years.
- Kokapet prices already carry a record land cost of ₹151.25 Cr per acre. Future price moves depend on demand holding up at that level.
- Tellapur prices fell 6.54% in one quarter to June 2026. That is good for buyers now, but it shows prices can move both ways.
- Both areas were on the November 2025 GHMC merger list. Civic lines, tax bills and ward services may shift again.
No one can promise a price rise in either area. Buy the home that fits your life for 10 years. Treat any gain as a bonus.
Who should pick which area
| If you are… | Lean towards | Why |
|---|---|---|
| A Financial District worker | Kokapet belt | 3–10 minute drives |
| A first-time buyer under ₹1.5 Cr | Tellapur | About 19% lower average price |
| A family that wants shops and schools inside the gate | Tellapur | Large townships |
| A buyer who wants a 4–5 BHK of 6,500+ sq ft | Kokapet belt | More large-format stock, including Vantage |
| An investor who wants rent from IT staff | Kokapet belt | Shorter office drives |
| A buyer who wants to bargain | Tellapur | Prices eased 6.54% last quarter |
Neither area is “better” on its own. Kokapet sells time. Tellapur sells space and a lower entry price. Our Kokapet vs Narsingi comparison covers the other choice buyers weigh inside the belt.
Five checks before you decide
Run these 5 checks on each shortlisted home, in Kokapet or in Tellapur:
- Compare its rate with the ₹12,000 Kokapet or ₹9,750 Tellapur average.
- Drive to your office at 9 am on a weekday, and back at 6 pm.
- Count homes per acre, and compare with Vantage at about 33.
- Check the TG RERA page for the completion date and plan changes.
- Ask which body now collects property tax after the November 2025 merger news.
The area that wins 3 of 5 checks for your family is the right pick. If the Kokapet belt wins, our Vantage review is a good next read.
