Kokapet costs about 10% more than Narsingi. Square Yards puts the Kokapet apartment average at about ₹12,000 per sq ft and Narsingi at about ₹10,850, as of June 2026. Kokapet has the HMDA Neopolis layout and the tallest towers. Narsingi has the ORR junction, the Musi river and more mixed stock. Sri Aditya Vantage sits in Manchirevula, on the Narsingi side, next to Kokapet.
Kokapet vs Narsingi at a glance
The two areas touch each other in west Hyderabad. Kokapet sits in Gandipet mandal of Rangareddy district, per Wikipedia, and Narsingi is its next-door neighbour. But they sell at different prices and suit different buyers.
| Factor | Kokapet | Narsingi (incl. Manchirevula) |
|---|---|---|
| Average apartment price (Square Yards, June 2026) | ≈ ₹12,000 per sq ft | ≈ ₹10,850 per sq ft |
| New launch band | ₹11,000–12,500 per sq ft (kokapetnewprojects.com, 2026) | Wider spread by road and view |
| Land story | HMDA Neopolis auctions, record ₹151.25 Cr per acre (Nov 2025) | Private parcels, some on the Musi |
| Typical stock | 40+ floor towers, 3–5 BHK | Mid-rise to high-rise, 2–5 BHK |
| Water body | Osman Sagar (Gandipet) lake to the south | Musi river |
| Road link | ORR Kokapet exit, Neopolis roads | ORR Narsingi junction |
| Civic status | Gandipet mandal | Narsingi named in the Nov 2025 GHMC merger list |
Figures are portal averages, not project prices. A single tower can sit well above or below its area average.
Price: what the 10% gap buys you
On a 3,000 sq ft home, a ₹1,150 per sq ft gap is about ₹34.5 lakh. On a 6,546 sq ft home, it is about ₹75 lakh. So the choice matters more as the home grows.
Kokapet’s premium comes from three things. First, Neopolis land is scarce and costs a record sum. Second, the new towers there run to 40 floors and more. Third, the Financial District sits next door.
Narsingi’s lower average hides a wide spread. Good plots near the ORR junction and the river price close to Kokapet. Older blocks on narrow roads price lower. Our Kokapet real estate 2026 guide covers the wider price trend.
Where does Vantage fit? Housiey reports Vantage at about ₹13,400 per sq ft saleable, all-inclusive, as of September 2026. That is above both area averages. So Vantage prices like a top Kokapet tower, not like a Narsingi average. Part of the reason is its size: 4 and 5 BHK homes from 6,546 to 13,054 sq ft. See the reported price band and our Aditya Vantage price guide.
Land: Neopolis auctions vs private parcels
Kokapet’s story runs through HMDA. The authority auctioned 70 acres here back in July 2006, per Wikipedia. It then laid out Neopolis, a planned layout of large plots with wide roads.
On 28 November 2025, a 4.03-acre Neopolis plot sold for ₹151.25 Cr per acre. Deccan Chronicle called it the highest per-acre price in Hyderabad’s history. Two plots that day brought in ₹1,352.71 Cr. Read our Neopolis guide for the full auction history.
High land cost pushes builders to go tall. That is why Kokapet’s skyline now has towers of 40 floors and more.
Tall towers on costly land change the buyer maths. More homes share each acre of Kokapet land. That can mean more cars on the same roads and more people per lift. It also means more supply in one small area, all finishing in the same few years. Ask each Kokapet builder how many homes its tower holds per acre.
Vantage offers a useful yardstick here. It holds 329 homes on about 10 acres, which is roughly 33 homes per acre. The brochure also claims 80% open space on the site.
Narsingi’s land comes mostly from private owners. Parcels vary in size, road width and shape. Some sit on the Musi river. Vantage stands on about 10 acres in Manchirevula, with 9 towers of 38 floors and 329 homes.
Commute: the ORR decides both
Both areas lean on the Outer Ring Road. Kokapet uses its own ORR exit and the Neopolis roads. Narsingi has the ORR Narsingi junction.
From Vantage in Manchirevula, the brochure lists these drive times:
| Destination | Brochure drive time |
|---|---|
| Financial District | 3 min |
| ORR | 5 min |
| Gachibowli flyover junction | 6 min |
| Gachibowli IT hub | 7 min |
| Neopolis | 10 min |
| Raidurgam Metro | 12 min |
| HITEC City | 20 min |
| RGI Airport | 30 min |
These are the developer’s off-peak figures. At 9 am, the Financial District roads slow down. Our Kokapet commute guide tests peak hours. For the full map, see the location section.
In short, a buyer working in the Financial District gains little by paying the Kokapet premium. Both sides reach it in minutes.
The picture changes for HITEC City and Madhapur workers. The brochure lists Madhapur at 15 minutes and HITEC City at 20 from Vantage. From either side, you cross Gachibowli to get there. Test that leg at peak hour before you decide.
Lake, river and open space
Kokapet sits about 3 km north of Gandipet village, per Wikipedia. The Osman Sagar reservoir lies to its south. Some Kokapet towers sell lake views on high floors.
Narsingi has the Musi river. Manchirevula lies on its bank. At Vantage, the brochure says about 80% of homes face the river. It also lists a 3.26-acre green buffer along the water and 80% open space on the site.
A river edge brings views and cooler air. It also brings questions. Ask about flood lines and set-backs, and check the RERA plan for the buffer zone. Our RERA section links to the TG RERA page for Vantage.
Schools, hospitals and daily needs
Here the two areas are close to equal. They share the same schools, hospitals and malls, since they sit only minutes apart. The Vantage brochure lists these drive times from Manchirevula:
| Need | Place | Drive time |
|---|---|---|
| School | Rockwell International, Kairos | 3 min |
| School | Delhi Public School, Oakridge | 6 min |
| School | Phoenix Greens | 10 min |
| School | Chirec | 15 min |
| Hospital | CARE | 10 min |
| Hospital | Continental, Sunshine | 12 min |
| Hospital | AIG | 15 min |
| Mall | AMB | 10 min |
| Mall | Inorbit | 12 min |
A Kokapet buyer will see similar times to most of these. So do not pay a 10% premium for schools alone. Pick the school first, then test the drive from each tower on your list.
The belt still lacks some daily services at street level. Many towers solve this inside the gate. At Vantage, the brochure lists a convenience store, a cafeteria, indoor and outdoor restaurants and a spa inside the 1,00,000 sq ft clubhouse. See the full amenities list.
Civic body and roads
In November 2025, the Telangana cabinet approved merging 27 municipalities into GHMC, per The Hans India. Narsingi was on the list. Civic lines in west Hyderabad have shifted since. Check which body collects property tax for your tower before you buy.
This matters for 3 reasons. The civic body sets your property tax. It also runs roads, drains and garbage pickup outside the gate. And it issues many of the permits your builder needs. Ask the Vantage sales team, or any builder, which body signed the building permit. Then check that the RERA page shows the same permit number.
Road quality differs by pocket. Neopolis has planned wide roads. Parts of Narsingi still have narrow approach roads. Drive the last 2 km to any tower at 9 am and 6 pm before you book.
Both sides share one more issue: years of building work. Kokapet has many 40-floor towers rising at once. Narsingi has its own active sites. Expect dust, trucks and noise near most plots until at least 2028. Ask each builder which nearby plots are still empty, and what the zoning allows on them.
Who should pick which side
| If you are… | Lean towards | Why |
|---|---|---|
| A Financial District worker on a budget | Narsingi | Same short drive, about 10% lower average price |
| A buyer who wants a new 40+ floor tower | Kokapet | Neopolis has the tallest new stock |
| An investor who wants rental demand | Either | Both sit next to the Financial District |
| A family that wants a 4–5 BHK with a river view | Manchirevula | Vantage faces the Musi, with 80% river-facing homes |
| A buyer who wants a small 2 BHK | Narsingi | More mid-size stock |
Vantage is a special case. It sits on the Narsingi side but prices at the Kokapet end, since it sells only large 4 and 5 BHK homes. Our Vantage review weighs its pros and cons. See also the location guide.
Before you choose a side, run these 5 checks on each shortlisted tower:
- Compare its price per sq ft with the ₹12,000 Kokapet and ₹10,850 Narsingi averages.
- Count its homes per acre, and compare with Vantage at about 33.
- Drive to your office at 9 am and back at 6 pm on a weekday.
- Read the TG RERA page for the completion date and any changes to the plan.
- Ask which plots next door are still empty, and what can rise on them.
Write the answers in one table. The side that wins 3 of the 5 checks for your family is the better pick for you.
Resale also differs. Kokapet has many new towers due to finish over the next few years. That means more resale homes on the market at once. Narsingi has older stock mixed in, so resale prices spread wider. In Kokapet or Narsingi, buyers tend to prefer a large home with a clear title. A small flat in a crowded block draws fewer of them. But no one can promise a price rise on either side.
If you are torn between the two areas, visit both on one Saturday. Start at Neopolis at 10 am, then drive to Manchirevula along the ORR.
