Aditya Vantage Location: Manchirevula on the Musi, With Drive Times That Matter

The Aditya Vantage location is Manchirevula, Narsingi, Hyderabad 500075. The site sits on the Musi river, west of the ORR Narsingi junction, next to Kokapet and Narsingi. The brochure puts the Financial District 3 minutes away, the ORR 5 minutes, Gachibowli IT hub 7 minutes and RGI Airport 30 minutes. Top schools such as Rockwell International and Kairos are 3 minutes out.

Where Manchirevula sits on the Hyderabad map

Manchirevula is a village in Gandipet mandal of Ranga Reddy district (Wikipedia, as of September 2026). It lies on the west edge of Hyderabad, inside the Kokapet–Narsingi belt. The PIN code is 500075.

Three landmarks frame the Vantage site.

1. The Musi river to the north. Wikipedia notes the river flows through the north of the village. Vantage fronts it with a 3.26-acre green buffer.
2. The ORR to the east. The Narsingi junction on the Outer Ring Road is about 5 minutes away, per the brochure.
3. Osman Sagar to the west. Wikipedia places the Gandipet lake on the village’s west side.

Kokapet and Narsingi both border Manchirevula. That is why the Sri Aditya Luxury website calls the site the “Kokapet/Narsingi area”. But the land sits in Manchirevula, and your sale deed will say so.

Drive times to work hubs

The Vantage brochure lists drive times to the main job centres in west Hyderabad.

The Financial District at 3 minutes is the headline. Many large employers sit in that stretch around Nanakramguda. A Vantage buyer who works there can skip the long west-Hyderabad commute.

Gachibowli and Wipro Circle at 7 minutes add more job options. HITEC City at 20 minutes is the far end of the daily range.

These are brochure times. Peak-hour traffic in the Gachibowli belt can stretch them. Drive the route yourself at 9 am and 6 pm before you decide.

Neopolis at 10 minutes is worth a note. It is the HMDA layout in Kokapet where many new towers and offices are rising. As it fills up, more jobs, shops and cafés will sit within a short drive of Vantage. It will also add traffic on the roads you share.

Look at the gaps in the list too. Old city areas and Secunderabad do not appear. If your work or family is on the east side of Hyderabad, expect a long drive.

Metro, ORR and the airport run

Vantage does not sit on a Metro line today. The nearest station on the brochure list is Raidurgam Metro, 12 minutes away by car. From there, the Metro takes you into the city without road traffic.

The ORR is the main road asset. The Narsingi junction is 5 minutes away. From there the ring road links to most of Hyderabad without city traffic.

The airport run uses the ORR. The brochure lists RGI Airport at 30 minutes. That is a strong time for frequent flyers who live in west Hyderabad.

Most Vantage families will rely on cars. The towers have podium parking and an entire EV floor with fast chargers. Each tower also has its own drop-off point with chauffeur service, so a driver can drop you at your 38-floor tower door.

Schools near Aditya Vantage

The brochure lists 11 schools and colleges within 15 minutes. Four sit within 5 minutes.

For families with young children, a 3-minute school run is a big deal. It means less time in the car and more time for sport or rest. Parents can pick from 7 schools within 8 minutes.

CBIT and Vasavi Engineering College are within 7 minutes. That helps families with a college-age child who wants to live at home.

Check each school’s board, fees and seat availability yourself. A 3-minute drive says nothing about admission.

Ask each school two more things. Does it run a bus route to Manchirevula? And what time does the bus reach the Vantage gate? A school 6 minutes away by car can take far longer by bus if the route loops through Narsingi and Kokapet first.

Hospitals, malls and daily needs

Health care is close to Vantage. The brochure lists four large hospitals within 15 minutes.

CARE at 10 minutes is the nearest large hospital on the list. For emergencies, check the route from Vantage to CARE at night as well.

For shopping and films, AMB Mall at 10 minutes and Inorbit Mall at 12 minutes cover most needs. The Vantage club adds a convenience store and restaurants inside the gate. See our amenities guide for the full list.

The Botanical Garden is 18 minutes away, per the brochure. It gives families a large green space for weekend walks.

Three sample weekdays from Vantage

Numbers in a table can feel abstract. Here are 3 sample days, built only from the brochure drive times.

A tech lead with a Financial District office, 3 minutes away. She leaves home at 8:50 am and parks by 8:55 am, 3 minutes later. At lunch she can drive home to see her kids and be back in 10 minutes. In the evening she is at the Vantage gym by 6:15 pm.

A doctor at AIG Hospitals. His drive is 15 minutes each way. On call at night, he can reach CARE in 10 minutes or AIG in 15. The ORR at 5 minutes helps when city roads jam.

A family with two children at Oakridge and Delhi Public School. Both schools are 6 minutes away. One parent can do both drops in under 20 minutes. The Gachibowli IT hub is another 7 minutes on, so the school run and the office run fit into one trip.

Each of these days depends on light traffic. Your real times will be longer in rush hour. Still, few west Hyderabad sites put this many daily trips inside 15 minutes.

What to check on the ground

A brochure map shows the best side of a site. Walk the Manchirevula area before you book. Here are five checks for Manchirevula.

1. The approach road. Drive the last 2 km into the Vantage site. Note the width and the state of the road.
2. The Musi edge. Wikipedia notes that Manchirevula sits just below the Osman Sagar dam and can flood when the gates open. Ask Sri Aditya Homes for the flood-line study and the river-buffer approvals.
3. Peak-hour traffic. Time the drive to your office at 9 am. The brochure’s 3-minute Financial District time is an off-peak figure.
4. Noise. The ORR is 5 minutes away. Stand on the site and listen at rush hour.
5. Future roads. Ask the sales team which HMDA road plans touch Manchirevula. Check any claim on the HMDA website.

Bring a phone and record each drive. Note the time, the route and any choke points. Do the same for 2 or 3 other towers on your list, and compare the logs side by side.

Who gains most from this location

The Vantage location suits three groups best.

1. Financial District staff. A 3-minute drive is hard to beat in west Hyderabad.
2. Frequent flyers. The ORR at 5 minutes and the airport at 30 minutes make trips easy.
3. Families with school-age children. Seven schools sit within 8 minutes.

It suits buyers less if their office is in the old city or Secunderabad. Those trips cross the whole of Hyderabad.

Think about the next 10 years, not just today. Children move from school to college. Jobs change. A spouse may start work in HITEC City, 20 minutes away. Vantage keeps most of west Hyderabad inside a 20-minute drive, so it absorbs these changes well.

Also weigh the trade-off of a river site. The Musi frontage gives about 80% of homes an open view and a 3.26-acre green edge. The same low river land needs the flood checks we listed above. A clear answer from Sri Aditya Homes on the flood line should come before any token.
