The Sri Aditya Vantage brochure lists about 20 specifications, from the structure to the fire system. The core ones are shear walls, 100% DG power backup, V3F lifts, a water softening plant, piped gas and NBC fire systems. What Vantage leaves out matters too. The kitchen gets a provision for a modular kitchen, not the kitchen itself. Here are all 18 spec lines in plain words.

Structure: shear walls and concrete masonry
Vantage has 9 towers of 38 floors. At 38 floors, wind and earthquake forces matter as much as weight. The Vantage brochure answers this with an RCC frame and shear walls.
RCC means reinforced cement concrete, the usual frame for tall buildings in India. Shear walls are thick concrete walls built into the frame, often around lift cores and stairs. In a Vantage tower, they act like stiff spines. When wind or a tremor pushes a 38-floor tower sideways, the shear walls take most of that push.
The Vantage brochure says the design follows IS code for wind and seismic loads. The main Indian Standard for earthquake design is IS 1893 (Part 1): 2016, from the Bureau of Indian Standards. Ask the builder which code editions the structural engineer used, and whether a third party checked the design.
The walls between rooms use solid cement concrete masonry. Solid blocks are dense and strong. They can also carry less sound than hollow blocks, which helps between homes.
Power: 3-phase supply, pre-paid meters and 100% backup
Each Vantage home gets a 3-phase power supply. A 3-phase line spreads the load across three wires. That lets a large home run many air conditioners, a hob and a geyser at once without trips. For a 6,546 to 13,054 sq ft home, that matters.
Meters are pre-paid. You top up credit and use power against it, much like a phone plan. It keeps bills clear and avoids disputes with the society.
The backup is 100% DG, meaning diesel generators can carry the full load. An AMF panel (automatic mains failure) watches the grid supply. When power fails, it starts the generator within seconds and switches the load over on its own. When the grid returns and holds steady, it switches back to the Telangana grid.
Ask 2 questions here. What will DG power cost per unit at Vantage? And will the pre-paid meter charge it at a different rate from grid power?
This matters more than it looks. In a 38-floor tower, a power cut without backup means no lifts, no water pumps and no lights in the lobby. Full DG cover keeps daily life running for all 329 homes.
Lifts: V3F drives and a rescue device
The Vantage brochure lists high-speed passenger lifts and separate service lifts. Each home also has 2 entries, a main door and a service door. So staff and deliveries can use the service lift and service entry. Each home also opens onto a private lift lobby, per the Vantage renders.
V3F stands for variable voltage, variable frequency. It is a motor drive that speeds the lift up and slows it down in a smooth curve. You feel less jerk at the start and stop. V3F drives can also use less power than older drives.
The rescue device is a separate line in the Vantage spec list. In a power cut, it moves the lift car to the nearest floor and opens the doors. With 100% DG backup as well, a long stop between floors should be rare.

Water, gas and waste
Water softening plant. Hard water leaves white scale on taps, tiles and geysers. A softening plant removes much of the calcium and magnesium before the water reaches your Vantage home. Each of the 329 homes has its own water meter, so you pay for what you use.
HMWSSB water to the kitchen. HMWSSB is the Hyderabad Metropolitan Water Supply and Sewerage Board, the city water utility. The Vantage brochure lists HMWSSB water at the kitchen tap. Ask whether the rest of the home runs on the same supply or on a blend of 2 sources.
STP water for landscaping. A sewage treatment plant (STP) cleans waste water on the Vantage site. The project reuses it for the gardens. With 50% of the site as landscaped greens, per the brochure, that saves a lot of fresh water.
Rainwater harvesting. The Vantage brochure lists rainwater harvesting and retention ponds. Rain from roofs and paths goes into the ground or into ponds instead of the Musi drains.
Piped gas. A central gas bank feeds each Vantage kitchen through pipes, with a pre-paid gas meter per home. You never book or carry a cylinder. Ask who runs the gas bank and how the society bills refills.
Safety and fire systems
The Vantage brochure lists 24x7 surveillance and power fencing around the site. Lifts carry a panic button and intercom. Each of the 9 towers gets an assigned concierge, per the design notes.
For fire, the brochure lists hydrants, sprinklers, alarms and a public address (PA) system, as per the NBC. NBC is the National Building Code of India, published by the Bureau of Indian Standards. Its fire and life safety part sets rules for tall buildings like these 38-floor towers.
A tall tower needs a fire NOC before people can move in. Ask the builder when it expects the fire NOC and the occupancy certificate. The TG RERA page for the project should show progress over time. See the RERA section of our homepage.
What the brochure does not include
This is the part many Vantage buyers skip. A spec list tells you what you get. It also tells you, by silence, what you do not. We found 6 gaps.

None of this is unusual for a Hyderabad high-rise. Some premium Hyderabad projects leave the kitchen and some finishes to the owner. But it changes the real cost of moving in. Get the builder’s full spec sheet, room by room, as part of your sale agreement. If a spec is not written there, you may not get it. Under Section 13 of the RERA Act, 2016, the agreement for sale should describe the specifications. Read that part line by line before you sign.
The kitchen is the biggest open item. A Vantage home of 6,546 sq ft or more will likely need a large kitchen fit-out. Get two or three quotes from kitchen makers before you fix your total budget.
How to check specs on a site visit
A brochure is a promise on paper. On a Vantage site visit, you can check part of it with your own eyes. Use these 6 checks.
- Ask to see a sample flat or a mock-up of the finishes.
- Ask the site engineer to show a shear wall in a tower under construction.
- Ask which lift brand the builder has chosen and whether the V3F drive and rescue device are on order.
- Ask for the DG capacity and how many sets will serve the 9 towers.
- Ask where the water softening plant and STP will sit on the plan.
- Ask for the room-by-room spec sheet in writing.
Take notes and photos on each visit. Compare them with the brochure dated December 2025. If a spec changes later, you will have a record.
