Why 4 BHK villas cluster on Sarjapur Road
Central Bengaluru has almost no room left for villa communities. Sarjapur Road still has larger land parcels, so developers can plan gated projects with private plots, clubhouses and open space. 1. Compare plot area, not just built-up area
A villa is two things: the house and the land under it. Brochures often lead with built-up area because it is the bigger number. The plot (site) area matters just as much, because land is what holds value over time.

- Interiors and furnishing

7. Look at the community, not just the villa
Density, open space, the clubhouse and how the community will be maintained all affect daily life and resale value.
