Commute Guide: Sarjapur Road Villas to ORR, Whitefield and More
In Bengaluru the commute can matter more than the carpet area. A villa you love will wear you down if it adds two hours to every workday. This guide shows you how to judge the commute from a Kodathi villa like Adarsh Sanctuary honestly.

Why online estimates mislead
A map app at 3 pm on a Sunday will show a short trip. Your real trip happens at 9 am on a Tuesday. Peak traffic on Sarjapur Road and ORR can double or triple a journey. Rain makes it worse.
The two-trip test
- Pick your most common trip: office, school run or both.
- Drive it from the project gate on a weekday at your usual start time.
- Drive it back at your usual end time.
- Note the total. That is your real commute.

Ways to shorten the commute
- Hybrid work. Three office days a week changes the maths completely. A villa with fibre to the home and full power backup makes home-working easy.
- Shift your hours. Leaving before 8 am or after 10 am often halves the trip.
- Company shuttles. Many large employers on ORR run buses along Sarjapur Road.

Public transport
BMRCL is building metro connectivity in the south-east, and the government has announced plans towards Sarjapur. Check progress on the BMRCL website. Do not base a purchase on a metro line that has not opened.
Our view
