Villa Site Visit Checklist: 25 Things to Check
A site visit tells you more than any brochure. But show villas are built to impress, and it is easy to forget what to check. Print this list or save it on your phone.
Before you arrive
- Drive in at the hour you would leave for work. See our commute guide.
- Note the condition of the last kilometre of road.
- Look at what surrounds the site: open land, construction, industry.
The community
- How secure is the gate? Is there CCTV at entry and exit?
- How wide are the internal roads? Can two cars pass?
- Where will visitors park?
- Walk from a villa to the clubhouse. Time it.
- Which amenities are finished? See our amenities guide.

Your plot
- Stand on the actual plot, not just the show villa.
- Check facing and where the sun falls. Read east vs west facing.
- What overlooks your garden and windows?
- Does the plot sit lower than the road? That affects drainage in heavy rain.
Inside the villa
- Open and close every window and door.
- Run taps and flush toilets. Check water pressure upstairs.
- Look at tile joints, skirting and paint edges.
- Check ceiling height and staircase width.
- Find the AC, data and electrical points. Compare with the specifications.
- Test your mobile signal in each room.
Questions to ask
- What is the all-inclusive price of this exact plot?
- What is the possession date, and is it in the agreement?
- What is the monthly maintenance charge, and what does it cover?
- Where does the water come from today?
- Which banks have approved the project for home loans?
- Can I see the RERA registration and approvals? Use our RERA guide.
After the visit
Write down your impressions the same day. Compare projects on the same list. Visit your top choice a second time on a different day. Then send the documents to your lawyer using our document checklist.
