East-Facing vs West-Facing Villa: What Really Changes

What “facing” means

Facing usually refers to the direction of the main entrance or the road in front of the plot. It shapes where morning and evening sun fall, which rooms stay warm and how you use the garden.

East-facing villas

• Morning sun at the front of the home. Bright breakfasts, gentle light.
• Cooler evenings at the front, since the afternoon sun falls at the back.
• Vaastu preference. Many buyers who follow vaastu prefer east-facing entrances.
• Demand. East-facing homes often carry a premium in Bengaluru, driven by this preference.

West-facing villas

• Evening light at the front. Great for sunsets from a balcony or terrace.
• Warmer afternoons on the west side in summer. Good shading and insulation help.
• Better value. West-facing homes can cost less for the same size.
