Stamp Duty and Registration in Karnataka: A Buyer Guide

When you buy a villa in Karnataka, you pay stamp duty and a registration fee to the state. These add a significant amount to your budget. This guide explains how they work and where to check the current rates.

The state revises stamp duty, surcharges and registration fees from time to time. Old figures circulate widely online. Always check the current rates on official sources:

What stamp duty is charged on

Stamp duty applies to the higher of two values: the price in your sale deed, or the government’s guidance value for the property. The guidance value is the minimum value the state sets for land and buildings in each area. You can look it up on Kaveri.

The registration fee

You also pay a registration fee to record the sale deed at the sub-registrar office. It is calculated on the same value as stamp duty.

TDS: the one buyers forget

If the property costs ₹50 lakh or more, you must deduct 1% of the sale price as TDS under Section 194-IA of the Income Tax Act and pay it to the government using Form 26QB. You then give the seller Form 16B. Details are on the Income Tax Department portal. Missing this step can lead to interest and penalties.

What happens on registration day

  1. Your lawyer or the developer’s team prepares the sale deed.
  2. You pay stamp duty and the registration fee, usually online.
  3. You book a slot at the sub-registrar office through Kaveri.
  4. Buyer, seller and two witnesses attend with identity proof. Biometrics and photographs are taken.
  5. The deed is registered and you receive the registered copy.

Can a home loan cover stamp duty?

Usually not. Banks generally lend on the property value, not on stamp duty and registration. Plan to pay these from savings. Read our villa home loan guide.

Is stamp duty tax deductible?

Under the old tax regime, stamp duty and registration paid for a residential home can count toward the Section 80C limit in the year you pay them. The new regime does not allow this. See our tax benefits guide.
