Telangana RERA Check: How to Verify Any Project, Using Vantage P02400005533

A Telangana RERA check takes about 10 minutes. Open rera.telangana.gov.in, click Search Registered Projects and Agents, and type the project’s registration number. Then read the project page. Check the promoter’s name, the land area, the tower count and the completion date. Below, we walk through each step using Sri Aditya Vantage, TG RERA number P02400005533, as the worked example.

Why a RERA check matters

The Real Estate (Regulation and Development) Act, 2016 made registration compulsory for most new projects. A builder must register with the state authority before it can advertise or sell. In Telangana, that authority is TG RERA.

RERA registration puts the project’s key facts on a public page. The builder must keep that page up to date every quarter, under Section 11 of the Act. That gives you a record you can check against the sales pitch.

The TG RERA homepage listed 11,241 registered projects and 5,263 registered agents as of September 2026. So registration alone is common. What counts is what the RERA page says, and whether it matches the sales pitch.

A RERA check also protects you from simple mix-ups. Two projects can share a name across Hyderabad. A builder can run more than one project company. And brochures change between launch and handover. The TG RERA page is the one record the builder must keep current by law.

Step by step: search the TG RERA portal

Here is the full search, click by click. We ran it on the TG RERA portal in September 2026. The search page asks for a captcha each time, so keep the RERA number handy before you start.

  1. Go to rera.telangana.gov.in. The site now uses the TG RERA name.
  2. In the main menu, click Search Registered Projects and Agents. It opens the TG RERA search page.
  3. Under Select User Type, pick Promoter. This searches RERA projects, not agents.
  4. Fill 1 of the 3 boxes. Use the RERA registration number box if you have it. You can also search by Project Name or Promoter Name.
  5. Type the captcha shown on screen, then click Search.
  6. In the results list, open the project to see its full RERA page.

For Vantage, type P02400005533 in the registration number box. That is the number the Sri Aditya Luxury website lists. Searching by RERA number is the safest route, since many Hyderabad projects share similar names.

If you do not have the number, click Advanced Search. It adds filters for district, mandal and village, project type, survey number, and a range for the proposed completion date. For a Manchirevula project, filter by the Ranga Reddy district and the village.

How to read a RERA number

A Telangana RERA number is not random. The first letter tells you what it covers.

If a builder quotes a number that starts with A, it is an agent’s number, not the project’s. A channel partner’s agent number does not prove that the project holds its own RERA registration.

You can check an agent the same way. On the search page, pick Agent under Select User Type. Then type the agent’s A-number. Any real estate agent selling in Telangana should be on the TG RERA list of agents. Ask a broker for that number before you share your details.

What each part of the project page means

The TG RERA project page groups data into sections. Labels change as the portal updates, but most pages cover the same ground. Here is what to look for, with the Vantage figures you should expect to match.

Two figures deserve a closer look for Vantage. First, the completion date. Portals report the RERA date as August 2028, and the developer’s target as December 2027. Plan your loan and rent around the RERA date, not the sales target. Treat the RERA date as the one that binds the builder under Section 18. A sales target is a hope, not a legal date.

Second, the land area. The developer’s site says about 10 acres. Portals report 9.47 to 9.9 acres. A small gap like this is common, since “about 10” is a rounded figure. Check that the RERA page gives the exact area. See our Vantage project review for the full fact sheet.

Seven rules the RERA Act gives you

A RERA check is not just about the page. The Act also gives buyers rights you can use. These seven matter most before you pay.

The 10% cap is the one most buyers meet first. On a Vantage home reported at ₹8.76 crore all-in, 10% is ₹87.6 lakh. The cap applies to the home’s cost, so the real limit sits a little lower once taxes come out. The builder cannot take more than that until you both sign and register the sale agreement. Red flags to watch for

Most RERA checks come back clean. But these 8 signs should make you stop and ask more questions.

  1. The number does not show up in the search, or shows a different project.
  2. The promoter’s name on the page differs from the company on your booking form.
  3. The RERA completion date is much later than the date in the sales pitch.
  4. The last quarterly update is more than six months old.
  5. The tower count or home count differs from the brochure.
  6. Key documents, like the building permit, are missing from the page.
  7. The builder asks for more than 10% before a registered sale agreement.
  8. The builder asks you to pay into an account that is not the project account.

If you see any of these, ask the builder in writing. Keep the reply. If the answer does not add up, you can file a complaint with TG RERA.

If something goes wrong: the complaint route

Section 31 of the Act lets any buyer file a complaint with the state authority. On the TG RERA homepage, look under Services for Register Complaint. The Citizen Corner also has a Make a Complaint button. Both lead to the TG RERA complaint portal.

Keep copies of everything before you file. That means your booking form, receipts, sale agreement and any letters or messages from the builder. Note the date and amount of each payment, and the RERA account it went to.

Section 18 matters most if possession runs past the RERA date. You can stay in the project and claim interest for every month of delay. Or you can exit and ask for a refund with interest. The rate follows the state rules.

A 10-minute RERA checklist for Vantage

Use this list on the day you shortlist Vantage, or any other Hyderabad project. It takes about 10 minutes.

  1. Search P02400005533 on the TG RERA portal.
  2. Match the promoter name with the booking form.
  3. Match 9 towers, 38 floors and 329 homes with the building details.
  4. Note the proposed completion date, reported as August 2028.
  5. Open the latest quarterly update and check its date.
  6. Note the project bank account for your payments.
  7. Save a screenshot of each page with the date.

Repeat the check every 3 months until handover. Each new quarterly update should show more work done on the 9 towers. If the updates stop, or progress stalls, ask Sri Aditya Homes why. Keep your screenshots in one folder. By 2028, they form a simple record of the project’s progress over time.

It also helps to read each RERA quarterly update in the same order. Start with the progress for each of the 9 towers. Then check the status of approvals. Last, look at the number of homes booked out of 329. A steady rise in work done is a good sign. A jump in bookings with no rise in work done deserves a question.
