Adarsh Sanctuary Price: What Drives the Cost of a Villa

Buyers ask one question first: what does a villa at Adarsh Sanctuary cost? The honest answer is that it depends on the unit. This guide explains what moves the price and which extra costs to plan for, so the final number holds no surprises.
Why we do not print a single price
The developer revises prices over time. Two villas of the same type can also differ in price because of plot position. A figure on a blog goes stale fast. For current numbers, ask for the latest price sheet. It lists every open unit.
Five things that drive the base price
- Villa type. Type A-2 (4,228 sq ft) costs more than Type B-1 (3,492 sq ft). See the floor plan comparison.
- Plot size. A-2 sits on 3,375 sq ft of land. B-1 sits on 3,000 sq ft. Land drives value in Bengaluru.
- Facing. East-facing homes often carry a premium in Bengaluru. Read our facing guide.
- Position. Corner plots, park-facing plots and homes that overlook the teak grove can cost more.
- Stage of construction. Developers price ready homes differently from homes still under construction.
Costs on top of the base price
| Cost | Who you pay | Notes |
|---|---|---|
| Stamp duty | Karnataka government | A percentage of the property value. See our stamp duty guide. |
| Registration fee | Karnataka government | Paid at the sub-registrar office. |
| GST | Developer, passed to the government | Applies to under-construction homes. It does not apply to homes sold after the completion certificate. |
| Club and maintenance deposits | Developer or association | Ask for the exact amounts in writing. |
| Utility connections | Developer | Electricity and water deposits, if charged separately. |
| TDS | Income Tax Department | You deduct 1% under Section 194-IA on properties of ₹50 lakh or more. |
Build a realistic budget
Take the all-inclusive quote from the price sheet. Add stamp duty and registration. Add interiors, which often run into lakhs for a 4 BHK villa. Then add a buffer for moving and small works.
If you plan to borrow, remember that banks cap the loan at 75% of the property value for loans above ₹75 lakh. You fund the rest. Our villa home loan guide covers eligibility and documents.
Questions to ask the sales team
- Is this price all-inclusive, or are club fees and deposits extra?
- What is the payment schedule, and when does each instalment fall due?
- Which exact plot does this price apply to?
- Are any offers or payment plans running this month?
Get these answers in writing. Then compare them with other villas on Sarjapur Road using the same checklist. Request the current Adarsh Sanctuary price sheet.
