Ready to Move vs Under Construction: Which Makes Sense in Hyderabad in 2026?

Ready to move vs under construction comes down to three things: tax, time and risk. A ready home with an occupancy certificate pays no GST. An under-construction home above ₹45 lakh pays 5%. But the under-construction home lets you pay in stages, pick your floor and lock today’s price. Sri Aditya Vantage is under construction, with a reported RERA completion date of August 2028.

The quick comparison

Here is how the two options stack up for a Hyderabad buyer in 2026.

FactorReady to move (OC issued)Under construction
GST0%5%, no input tax credit (above ₹45 lakh)

Neither column wins on every line of the 8. The GST row favours ready homes. The choice and payment rows favour under construction. The right answer depends on your cash, your timeline and how much delay you can live with.

GST: 5% vs 0%, and when it stops

At 5%, GST is the biggest single tax gap between the two. For a home above ₹45 lakh, GST is 5% of the price while the building is under construction. The builder cannot pass on input tax credit at this rate. So the 5% is a real cost to you.

GST stops once the occupancy certificate, or OC, is issued. Any home sold after that date carries no GST. The same goes for resale homes.

Here is what 5% means at large-home prices. These are round numbers for the maths, not quotes.

Base priceGST at 5%
₹5 Cr₹25 lakh
₹8 Cr₹40 lakh
₹12 Cr₹60 lakh

Portals report Vantage prices of ₹8.76 Cr to ₹17.47 Cr all-inclusive. Ask whether a quote includes GST before you compare it. Our price breakdown shows the cost-sheet lines, and the price section has the reported range.

Stamp duty is the same either way. Telangana charges 7.5% in total, on the higher of the price or the market value. Our stamp duty guide works through the numbers.

The true cost of waiting: rent plus pre-EMI

The 5% GST gap is only half the story. If you buy under construction, you often pay for two homes at once for about 2 years. You pay rent where you live now. You also pay pre-EMI from the first bank payout, the interest on the part of your loan the bank has paid out.

Use this formula to cost the wait in rupees, from booking to the 2028 handover.

Cost of waiting = months to handover × (monthly rent + average monthly pre-EMI).

Here is a worked example for a Vantage buyer. The rent is a round number for the maths, not a market quote. The loan rate is an assumed 8%.

ItemExample
Months from booking (Oct 2026) to handover (Aug 2028, reported)22
Rent where you live now₹1,00,000 a month
Average loan paid out over the build₹3 Cr
Pre-EMI at 8% on ₹3 Cr₹2,00,000 a month
Cost of waiting (22 × ₹3,00,000)₹66 lakh

Now set that against the gap in price. If a ready home costs ₹80 lakh more for the same size, the under-construction home still wins in this example. If the gap is ₹40 lakh, the ready home may win.

Two notes keep this fair. First, rent is a cost only if you would stop renting in a ready home. Second, pre-EMI is partly a tax claim later. Our home loan tax guide explains how interest paid during the build comes back in 5 parts after handover.

The occupancy certificate: the line between the two

The occupancy certificate, or OC, is the document that turns an under-construction home into a ready one. The local planning body issues it once the building matches the approved plan. For a 38-floor tower, that includes the fire safety sign-off under the National Building Code.

Why does the OC matter so much? Four reasons.

  1. Tax. GST on a new home stops at the OC date. Payments made after it carry 0% GST.
  2. Legal move-in. Without an OC, you should not move in. Utility links and a clean title for resale depend on it.
  3. Loans. Many banks ask for the OC before they lend on a ready home. For an under-construction home, they lend against the RERA registration and the approved plan.
  4. Society handover. The builder hands the common areas to the residents’ society after the OC. Maintenance billing then follows the rules in your agreement, often from the OC date.

Some homes sold as “ready” in Hyderabad have a completion certificate but no OC yet. Ask for the OC itself, with its number and date. In a 9-tower project, check that it covers your tower, not just the first phase. Our documents guide lists the other papers to collect.

For Vantage, the OC will come after the towers finish. Portals report a RERA completion date of August 2028. Until then, every Vantage payment is an under-construction payment.

Risk: what can go wrong, and what RERA gives you

The main risk of an under-construction home is delay. A smaller risk is change: a plan, a finish or an amenity that differs from the brochure.

RERA gives buyers three tools.

  1. A registered date. Every project files a completion date with the state RERA. For Vantage (TG RERA P02400005533), portals report August 2028. Check it yourself with our RERA check guide.
  2. Section 18 remedies. If the builder misses the date, you can exit with a full refund plus interest. Or you can stay and take interest for each month of delay.
  3. Quarterly updates. Builders post progress on the RERA portal. You can track each tower from your phone.

RERA also asks the builder to keep 70% of buyer money in a separate project account. That money can go only to land and construction costs of that project.

A ready home has none of these risks. You see the walls, the lift and the water supply before you pay. Our possession guide explains how to track the Vantage build, month by month.

Choice, price lock and payment plans

Under-construction homes have three upsides that ready homes cannot match.

Choice. Early buyers pick from the full stack of floors and views. At Vantage, about 80% of homes face the river. The best-facing homes on higher floors go first. By the time a tower is ready, the pick is thin.

Price lock. You agree the price at booking. If rates in the Kokapet–Narsingi belt rise during the build, you do not pay the rise. If they fall, you do not gain either. Portals report new Kokapet launches at about ₹11,000 to ₹12,500 per sq ft in 2026. No one can promise where that goes next.

Staged payment. You pay as the building grows, not all at once. That spreads a ₹9 Cr to ₹17 Cr cheque over two years or more. It also keeps some cash free for other uses.

Compare prices on carpet area, not saleable area, for both types of home. Our carpet vs super built up guide shows the maths.

Who should pick which

Match the choice to your life, not to a rule of thumb.

Your situationBetter fit
You need to move within 12 monthsReady to move
You want zero delay riskReady to move
You want a home loan tax claim from year oneReady to move
You want the best floor and viewUnder construction
You can wait 2 years and like to pay in stagesUnder construction
You already own a home and are upsizingUnder construction
You are an NRI buying for a later move backEither; under construction gives more choice

Many Vantage buyers own a home already. They can live where they are while the new one rises. For them, the rent line in the cost of waiting is zero. That tips the maths toward under construction.

Where Vantage sits

Sri Aditya Vantage is an under-construction project in Manchirevula, next to Kokapet and Narsingi. It has 329 homes in 9 towers of 38 floors. All homes are 4 BHK or 5 BHK, from 6,546 to 13,054 sq ft saleable.

So a Vantage buyer takes on GST and a wait of about 2 years. In return, they get the full choice of floors and a staged plan. Check the RERA details and the project overview before you decide.

A checklist for either choice. Whichever way you lean, run these 7 checks before you pay a token.

  1. Read the RERA page for the project. Note the registration number and the completion date.
  2. Ask for the cost sheet with GST, stamp duty and other charges on separate lines.
  3. Compare prices per carpet sq ft, not per saleable sq ft. At Vantage, carpet is about 75% of saleable.
  4. For a ready home, see the OC and match it to your tower and floor.
  5. For an under-construction home, cost the wait: rent plus pre-EMI for each month to handover.
  6. Check the payment plan against the build stages. RERA caps the advance at 10% before a sale agreement.
  7. Visit the site. For Vantage, that means Manchirevula, west of the ORR Narsingi junction.

Frequently asked questions

No. GST does not apply once the occupancy certificate is issued. An under-construction home above ₹45 lakh pays 5% GST, with no input tax credit.

No. Telangana charges 7.5% in both cases: 5.5% stamp duty, 1.5% transfer duty and 0.5% registration, on the higher of price or market value.

Section 18 of the RERA Act, 2016 lets you exit with a refund plus interest, or stay and get interest for each month of delay. Check the promised date on the RERA page first.

No. Vantage is under construction. Portals report a RERA completion date of August 2028 and a developer target of December 2027.

It depends on the gap in price. Add 5% GST, the rent you pay while you wait, and the pre-EMI interest to the under-construction price. Then compare that total with the ready home.
