Carpet area is the floor you walk on inside your home. Super built up area adds walls, balconies and a share of common spaces like lobbies and the clubhouse. At Sri Aditya Vantage, the 4 BHK Module A has 4,942 sq ft of carpet inside 6,546 sq ft saleable. That is 75.5%. Always compare homes, and prices, on carpet area.

Three areas, one home: what each number means

Builders in Hyderabad often quote three areas for one home. Each one adds a layer to the one before it, so the numbers grow from carpet to built up to saleable.

AreaWhat it countsVantage Module A
Carpet (RERA)Floor inside the home, wall to wall, plus inner walls4,942 sq ft
Built upCarpet + outer walls + balconiesNot published
Super built up (saleable)Built up + share of lobbies, lifts, stairs, clubhouse6,546 sq ft

Carpet area is what you can lay a rug on. In a Vantage 4 BHK, it covers the four bedrooms, living room, kitchen and toilets. It also counts the inner walls between rooms.

Built up area adds the outer walls, the shafts and your balconies. Sri Aditya Homes has not published a built up figure for Vantage. The brochure lists carpet and saleable only.

Super built up area is the widest of the 3 numbers. Many builders call it saleable area. It adds your share of the common parts of the tower and the club. At Vantage, that includes a 1,00,000 sq ft clubhouse and a private lift lobby for each home.

What RERA says carpet area is

The Real Estate (Regulation and Development) Act, 2016 settled the definition. Section 2(k) calls carpet area the net usable floor area of a home.

Section 2(k) then lists 4 things it leaves out, and 1 thing it keeps in.

Part of the homeIn RERA carpet?
Rooms, kitchen, toiletsYes
Inner walls between roomsYes
Outer wallsNo
Service shaftsNo
Balconies or verandahs for your sole useNo
Open terraces for your sole useNo

The one thing it keeps in is the inner walls that split the rooms. So if a wall sits between two bedrooms, its floor counts as carpet under RERA.

Why does this matter in 2026? Before RERA, each builder used its own idea of “carpet”. Some counted balconies. Some counted half the outer wall. Now every builder in Telangana has to use one rule. You can compare a Vantage plan with any other RERA plan in Hyderabad, number for number.

RERA also asks builders to state the carpet area in the sale agreement. Check that line when you get the draft from Sri Aditya Homes. Our documents guide covers the other papers.

The Vantage numbers: 75% carpet in every plan

The Vantage brochure gives carpet and saleable areas for all three plans. Here they are with the ratio worked out.

PlanTowersCarpetSaleableCarpet ÷ saleable
4 BHK Module AT1 & T2 (A)4,942 sq ft6,546 sq ft75.5%
4 BHK Module B/CT1 & T2 (B, C), T3 (A, B)6,195 sq ft8,223 sq ft75.3%
5 BHKT49,787 sq ft13,054 sq ft75.0%

The ratio holds at about 75% across all three. That tells you the builder used one method for every tower. See the full plans in the homes section or our floor plan guide.

Where does the other 25% go? Three places, in rough order of size at Vantage.

  1. Balconies. They run all around each home, 5 ft to 12 ft 6 in deep. Deep decks eat a lot of area. RERA keeps them out of carpet.
  2. Outer walls and shafts. A 38-floor tower needs shear walls and service shafts. Their floor space counts in saleable, not carpet.
  3. Common areas. Lift lobbies, stairs, corridors and your share of the clubhouse.

Sri Aditya Homes has not published how the 25% splits between these three. Ask the sales team for a written area statement before you book.

Loading factor: the one number that sums it up

The loading factor tells you how much the builder added on top of carpet. Here is the formula, with Vantage numbers after it.

Loading factor = saleable area ÷ carpet area.

For Module A: 6,546 ÷ 4,942 = 1.32. So the loading is about 32%. For every 100 sq ft you use, you pay for about 132.

For Module B/C: 8,223 ÷ 6,195 = 1.33. For the 5 BHK: 13,054 ÷ 9,787 = 1.33.

Two cautions help here.

  • A high loading is not bad in itself. Deep balconies and a big club push the loading up. Vantage has both. You get the use of that space, just not inside your walls.
  • A low loading is not good in itself. Some projects post a 25% loading by trimming balconies or lobbies. Check what you give up.

The useful move is to ask what the extra area buys you. At Vantage, it buys decks up to 12 ft 6 in deep and a 1,00,000 sq ft club. Then decide if that is worth the price.

Price per carpet sq ft: the fair way to compare

Most price lists in the Kokapet–Narsingi belt quote a rate per saleable sq ft. That hides the loading. To compare fairly, turn every quote into a rate per carpet sq ft.

Price per carpet sq ft = total price ÷ carpet area.

Portals report a Vantage rate of about ₹13,400 per saleable sq ft, as of September 2026. Divide by 75.5% and you get about ₹17,700 per carpet sq ft. See the price section and our price breakdown for the reported totals.

Here is the same maths for a quick side-by-side test. Home B is a made-up example with a 65% carpet share, not a real project.

Vantage Module A (reported)Example home B
Saleable rate₹13,400 per sq ft₹12,000 per sq ft
Carpet share75.5%65%
Carpet rateabout ₹17,700 per sq ftabout ₹18,500 per sq ft

Home B looks ₹1,400 cheaper per saleable sq ft. But per carpet sq ft, it costs about ₹800 more. That is why the carpet rate is the fair one.

Portals report new launches in Kokapet at about ₹11,000 to ₹12,500 per saleable sq ft in 2026. Ask each builder for the carpet area too. Only then can you line the numbers up.

Square metres vs square feet in the brochure

The Vantage brochure lists areas in square metres first. One square metre is about 10.76 sq ft. So the numbers match up like this.

PlanCarpet (sq m)Carpet (sq ft)Saleable (sq m)Saleable (sq ft)
4 BHK Module A4594,9426086,546
4 BHK Module B/C5756,1957648,223
5 BHK T49099,7871,21313,054

Quick rule of thumb: multiply square metres by 10.76 to get square feet. Divide square feet by 10.76 to go back. Land in Hyderabad is often quoted in square yards, a third unit again. One square yard is 9 sq ft, so check which unit each line of a quote uses.

Your sale agreement may use either unit. Check that both match the brochure before you sign. A gap of even 1 sq m is about 11 sq ft, or about ₹1.5 lakh at the reported rate.

Common traps in area quotes

Most buyers meet at least one of these traps on a site visit in Hyderabad. Each one has a quick check.

Trap 1: a lump-sum price with no area. Some quotes give only a total. Ask for both carpet and saleable areas in writing. Then work out the two rates yourself.

Trap 2: “usable area” or “net area”. These terms have no legal meaning. Only RERA carpet area has a fixed definition under Section 2(k). Ask the seller to restate any other term as RERA carpet.

Trap 3: balconies counted twice. A quote may add balcony area to carpet and call it “carpet plus”. RERA carpet leaves the balcony out. Keep the two numbers apart.

Trap 4: resale listings. Owners selling on portals often quote only saleable area. For a Vantage resale after 2028, ask for the RERA carpet from the original agreement.

Trap 5: loan and tax papers. Banks value the home on the sale price, not the area. But the agreement’s carpet figure goes into your loan file. Our home loan tax guide covers the papers your CA will ask for.

Five questions to ask the sales team

Take these to your Vantage site visit or first call.

  1. What is the RERA carpet area of my exact home, and does the agreement state it?
  2. What is the balcony area on my floor, listed on its own? Plans on floors 2, 5, 11 and 14 differ from the floors between, where decks go double height.
  3. How much of the 6,546, 8,223 or 13,054 sq ft is my share of the clubhouse?
  4. Is the price quoted per saleable sq ft or as a lump sum?
  5. If the final carpet area comes out smaller, how does the price change?

The fifth one matters most. Under RERA, the builder must stick to the carpet area in the agreement. Ask how the contract handles any change after the final measure. Check the project’s filings on the RERA page.

A clear area statement also helps at resale. The next buyer will ask the same questions. Having the RERA carpet, balcony and common-area split on paper saves weeks of back and forth in 2030 or later.

Frequently asked questions

Carpet area is the floor you use inside the home, wall to wall. Super built up area, also called saleable area, adds the outer walls, balconies and your share of lobbies, lifts and the clubhouse.

About 75% in all three plans. The 4 BHK Module A has 4,942 sq ft of carpet in 6,546 sq ft saleable, which is 75.5%.

No. Section 2(k) of the RERA Act, 2016 leaves out outer walls, service shafts, exclusive balconies and open terraces. It includes the inner walls between rooms.

Divide the total price by the carpet area. At the reported ₹13,400 per saleable sq ft, a Vantage home works out to about ₹17,700 per carpet sq ft.

It is how much bigger the saleable area is than the carpet area. For Vantage Module A, 6,546 divided by 4,942 gives 1.32, so the loading is about 32%.
