A bank can lend at most 75% of the cost of a Hyderabad apartment priced above ₹75 lakh. That is the RBI cap. On an ₹8.76 Cr home, the loan tops out near ₹6.57 Cr. You fund at least ₹2.19 Cr plus 7.5% stamp duty yourself. At 7.25% over 20 years, a ₹6.57 Cr loan costs about ₹5.19 lakh a month.

The RBI rules that shape every big loan

Three RBI rules decide how much you can borrow and when the money moves. They come from the RBI’s Master Circular on Housing Finance.

RBI ruleWhat it saysWhat it means for you
Loan-to-value (LTV) cap90% up to ₹20 lakh, 80% up to ₹75 lakh, 75% above ₹75 lakhOn a ₹8–17 Cr home, you pay at least 25%
Stamp duty left outBanks must not add stamp duty or registration to the costTelangana’s 7.5% comes from your own funds
Stage-wise releaseReleases must follow stages of construction, with no upfront releaseYour loan flows out as the tower rises

The 75% is a ceiling, not a promise. A bank may lend less if your income, age or credit score looks weak. Some banks also set their own upper limit on a single home loan. Ask for that number early if you need more than ₹5 Cr.

A loan of ₹6 Cr or more also needs a senior credit sign-off at most banks. That can add 1 to 3 weeks. Start talks with 2 or 3 lenders before you pay the booking amount. That way, a slow bank does not hold up your agreement for sale.

How much you need up front at Vantage prices

Housiey reports Sri Aditya Vantage prices of ₹8.76 Cr to ₹17.47 Cr all-inclusive, as of September 2026. Sri Aditya Homes shares its price list only on request. See the reported price band.

The table uses those 2 reported figures and one mid-band example. Treat them as upper bounds, since your cost sheet may differ.

5 BHK, 13,054 sq ft₹17.47 Cr₹13.10 Cr₹4.37 Cr₹1.31 Cr₹5.68 Cr

Your 25% share does not fall due on day one. Section 13 of the RERA Act caps the builder at 10% of the cost before a registered agreement for sale. On an ₹8.76 Cr home, that is up to ₹87.6 lakh at booking. The rest of your share follows the payment plan. Ask the sales team for the Vantage schedule and match it to your savings month by month.

The stamp duty block comes last, near handover in 2028. Many buyers forget it. On the ₹17.47 Cr home, it is ₹1.31 Cr in cash on a single day. Our stamp duty guide explains the 7.5% line. The floor plans show which tower holds each home size.

EMI tables at two stated rates

SBI lists home loan rates from 7.25% a year, as of September 2026. Many buyers will pay more than the lowest rate. So the tables below use 2 rates: 7.25% and 8.5%. The rates are illustrations, not quotes.

EMI per month over 20 years

LoanAt 7.25%At 8.5%
₹2 Cr₹1.58 lakh₹1.74 lakh
₹5 Cr₹3.95 lakh₹4.34 lakh
₹6.57 Cr (75% of ₹8.76 Cr)₹5.19 lakh₹5.70 lakh
₹10 Cr₹7.90 lakh₹8.68 lakh
₹13.1 Cr (75% of ₹17.47 Cr)₹10.35 lakh₹11.37 lakh

How the term changes a ₹5 Cr loan

TermEMI at 7.25%Total interest at 7.25%EMI at 8.5%Total interest at 8.5%
15 years₹4.56 lakh₹3.22 Cr₹4.92 lakh₹3.86 Cr
20 years₹3.95 lakh₹4.48 Cr₹4.34 lakh₹5.41 Cr
25 years₹3.61 lakh₹5.84 Cr₹4.03 lakh₹7.08 Cr

A longer term cuts the EMI but adds crores in interest. Going from 20 to 25 years saves about ₹34,000 a month at 7.25%. It costs about ₹1.36 Cr more in total interest. If your income can carry it, a shorter term saves a lot.

Eligibility: what the bank checks

Banks look at 5 things for a loan of this size.

  1. Income. Many banks keep total EMIs near half of your net monthly income. At that level, a ₹5.19 lakh EMI needs about ₹10.4 lakh a month in take-home pay. Ask your bank for its own limit.
  2. Credit score. SBI prices its home loans by credit score, per its rate page. A score above 750 tends to get a lower rate than one near 650.
  3. Age and term. Most banks want the loan closed by your retirement age, often 60 to 70. A 50-year-old may get only 10 to 15 years.
  4. Co-borrowers. A spouse or parent with income can join the loan. Two incomes lift the amount you can borrow.
  5. The project. Banks keep an approved-projects list. If Vantage is on it, the legal check is faster. The TG RERA number is P02400005533. See the RERA section.

Self-employed buyers face more checks. Banks will read 2 to 3 years of tax returns and business accounts. Start the file 2 months before you book.

Documents the bank will ask for

Keep these ready before you apply. The list mirrors what most banks in Hyderabad ask for.

GroupPapers
Identity and addressPAN, Aadhaar, passport (for NRIs), photos
Income (salaried)3–6 salary slips, Form 16, 6 months of bank statements
Income (self-employed)2–3 years of ITRs, audited accounts, GST returns
PropertyAllotment letter, agreement for sale, cost sheet, RERA certificate
Own shareReceipts for the booking amount and your 25% share

The property papers overlap with your own legal check. Our documents checklist covers all 20 of them.

How construction-linked disbursal works

Vantage is under construction. The RERA completion date is reported as August 2028. So your loan will not go out in one lump. RBI rules link each release to a stage of construction and bar upfront release.

Here is how it plays out:

  1. You pay your own 25% share first, usually across the early stages.
  2. Sri Aditya Homes raises a demand when a stage ends, such as the 10th floor slab.
  3. The bank sends its engineer, checks the stage and releases its share.
  4. You pay pre-EMI interest only on the amount released so far.
  5. Full EMIs start after the last release near the 2028 handover, or earlier if you choose.

Here is a worked example at 7.25%. Say the bank has released ₹3 Cr by mid-2027. Your pre-EMI is about ₹1.81 lakh a month, all interest. Once the full ₹6.57 Cr is out, interest alone is about ₹3.97 lakh a month. The full 20-year EMI of ₹5.19 lakh then starts cutting the loan.

Pre-EMI keeps early costs low. But it does not cut your loan by ₹1. If you can, pay full EMIs from the first release. That starts repaying the principal 1 to 2 years sooner.

If you pay rent while Vantage is built, you carry rent and pre-EMI together. Budget for both until the RERA date of August 2028.

A tripartite agreement between you, the builder and the bank sets these rules in writing. Read the clause on what happens if the project runs past its RERA date. Our possession guide covers your RERA rights on delay.

Joint loans, NRIs and loans against other assets

Big homes often need more than one income. A joint loan with a spouse or parent adds their income to the bank’s sum. Both names then go on the loan, and usually on the sale deed too.

NRIs can take home loans from Indian banks for a Hyderabad flat. Banks will ask for a passport, visa, overseas pay slips and an NRE or NRO account. Many NRIs appoint a relative in India with a power of attorney to sign at the Telangana Sub-Registrar office.

Some buyers fund part of the 25% share with a loan against shares or another property. That can work, but it adds a second EMI. The RBI 75% cap still applies to the home loan itself. Talk to your bank before you pledge other assets.

Whatever the mix, keep one clear file. Put the sanction letter, the tripartite agreement, every demand letter and every bank release in it. You will need all of them at the 2028 handover.

Five tips before you sign the loan

  1. Get 3 quotes. Compare SBI with 2 other lenders on the same day. A 0.25% gap on ₹6.57 Cr is about ₹1 lakh a year in interest.
  2. Check the reset rule. Most bank home loans follow an external benchmark such as the RBI repo rate. Ask how often your rate resets, such as every 3 months.
  3. Ask about prepayment. RBI rules bar prepayment charges on floating-rate home loans to people borrowing in their own name, as of September 2026. Confirm this in your sanction letter.
  4. Plan the 7.5% separately. No bank will fund your stamp duty on a home of this size.
  5. Keep a buffer. Hold 6 months of EMIs in cash before the full EMI starts. On a ₹6.57 Cr loan at 7.25%, that is about ₹31 lakh.

One more point on rates. A 1% rise on a ₹6.57 Cr, 20-year loan adds roughly ₹40,000 to the monthly EMI. Test your budget at 1% above your offer rate. If it still works, the loan size is safe for your family. If it does not, borrow less or pick a smaller plan.

A loan on a ₹8–17 Cr home is a long promise. Match it to your income, not to the top of the bank’s offer. Our Aditya Vantage price guide helps you size the home before you size the loan.

About ₹3.95 lakh a month over 20 years at 7.25%, or about ₹4.34 lakh at 8.5%. Rates change, so check your bank's offer on the day you apply.

No, not for a home above ₹10 lakh. RBI rules tell banks to leave stamp duty and registration out of the cost used for the loan cap. In Telangana that 7.5% comes from your own funds.

In stages. RBI rules link loan releases to stages of construction and bar upfront release for under-construction projects. You pay interest only on the amount released.
