Why Buyers Choose Villas on Sarjapur Road, Bengaluru

Sarjapur Road runs south-east from Koramangala towards Sarjapur town. Over the past fifteen years it has become one of Bengaluru’s busiest residential corridors. Villa buyers in particular keep choosing it. Here is why, and what to weigh before you join them.

1. Close to where people work

The road links to the Outer Ring Road at Iblur and Bellandur, one of the city’s largest office belts. Wipro’s corporate campus and RGA Tech Park sit on Sarjapur Road itself. Whitefield lies to the north-east and Electronic City to the south-west. A home here keeps several job hubs within reach.

2. Land for independent homes

Central Bengaluru has almost no space left for villa communities. Sarjapur Road still does. That is why gated villa projects cluster here rather than in the core city. Projects like Adarsh Sanctuary, with 172 villas on about 21 acres, need that kind of land.

3. Schools

The trade-offs

• Traffic. Peak-hour traffic on Sarjapur Road and ORR is heavy. Live close to your office, or plan around hybrid work.
• Uneven roads. Some internal roads still need work. Drive the last kilometre to any project yourself.
• Water. Ask every developer how the project sources and treats water.

How to choose a pocket
