How to Check a Karnataka RERA Project Before You Book

The Real Estate (Regulation and Development) Act, 2016, known as RERA, protects home buyers. In Karnataka, the Karnataka Real Estate Regulatory Authority runs it. Before you pay any booking amount, check the project on the official portal. Here is how.
Step 1: Get the RERA number
Every registered project has a number. It must appear on ads, brochures and websites. For Adarsh Sanctuary, the developer lists PRM/KA/RERA/1251/446/PR/191025/002966. If a seller cannot give you a number, walk away.
Step 2: Search the official portal
Go to rera.karnataka.gov.in. Open the section for registered projects and search by the registration number, the project name or the promoter name. Use only this government site. Screenshots in a WhatsApp group prove nothing.
Step 3: Match the details
Compare what the portal shows with what the seller told you:
- Promoter (developer) name
- Project name and address
- Number of units and their sizes
- Declared completion date
- Approved plans
Any mismatch is a question for the sales team. Get the answer in writing.
Step 4: Read the documents
The portal hosts documents the developer uploaded at registration. Look for the approved layout, land title documents and approvals. You do not need to read every page. Check that the land and plans match what you are buying.
Step 5: Check progress updates
Developers must file periodic progress reports. Compare them with what you see on site. A project that files reports on time is a good sign.
Step 6: Look for complaints
Search the portal for complaints against the project or the promoter. A few complaints are normal in a large project. A long list about the same issue, such as delays, deserves attention.
What RERA gives you
- The developer cannot change approved plans without the consent RERA requires.
- Project money must go into a dedicated account.
- You can claim interest or compensation for delays.
- Structural defects reported within five years of possession must be fixed.
